Canberra, ACT - Absolute Property Service has successfully completed a major exterior and interior restoration project at the Royal Thai Embassy, located at 111 Empire Circuit, Yarralumla, reinforcing the company’s reputation as a trusted contractor for high-profile, sensitive, and technically demanding government and diplomatic assets.

Spanning a five-month timeframe, the project encompassed comprehensive preparation, restoration, and painting works across the Embassy’s Office Building, Ambassador’s Residence, Function Hall, Carport, and associated exterior structures. With a combined surface area of approximately 4,500 square metres of roofing and 9,000 square metres of walls, soffits, and architectural elements, the scale and complexity of the works demanded exceptional planning, precision, and execution.

Comprehensive Scope, Meticulous Execution
Absolute Property Service undertook extensive preparation and painting works, including:
- Concrete roof tiles, ridges, valleys, gables, and roof structures
- Fascia, gutters, gable trims, pavilion beams, and downpipes
- Soffits (eave linings) and exterior wall surfaces
- Timber window trims, doors, and door surrounds, including varnish finishes
- Colorbond metal carport roofing and concrete carport walls
- Retaining walls, garden beds, columns, and structural elements
Each surface was treated with materials and systems selected for long-term durability, weather resistance, and architectural integrity, ensuring the Embassy’s buildings are protected while maintaining their visual and cultural significance.
Specialist Access for a Highly Technical Site
Due to the height, layout, and sensitivity of the site, the project required advanced access solutions. Absolute Property Service safely deployed a 60-tonne and 20-tonne crane with manbox, a 46-foot straight boom lift, a 135-foot knuckle boom, and a 19-foot scissor lift, enabling precise workmanship across elevated and complex areas without compromising safety or site operations.
Interior Restoration of the Ambassador’s Residence
In addition to the exterior works, Absolute Property Service was entrusted with interior painting and restoration within the Ambassador’s private residence in Red Hill. This phase included the repair of severe cracking and the careful painting of ornate ceilings and detailed wall finishes, requiring a high level of craftsmanship and respect for the residence’s refined architectural details.
A Statement of Trust and Capability
Projects of this nature demand more than technical expertise - they require discretion, reliability, and an ability to operate seamlessly within secure environments. Absolute Property Service’s successful delivery of the Royal Thai Embassy restoration stands as a testament to the company’s experience with government, diplomatic, and prestige properties, and its commitment to excellence at every level.
Absolute Property Service continues to set the benchmark for large-scale, complex painting and restoration projects across Australia, delivering outcomes that combine durability, aesthetics, and uncompromising quality.
